Home Owner Flood Insurance - What You Must Know

Have you ever watched the news and seen city after city with flooding problems and the pictures of homes completely submerged in water? Have you stopped to think if this could happen to you?

For millions of homeowners, flooding is a very real issue. Even if you think you are fine and have nothing to worry about, you may be in for a surprise if you do not have home owner flood insurance. Here is why this type of insurance is so important and what you must know.

Do you live in a flood plain? Are you sure? Many people do and don't even know it. There may not be a large river protected by a dam within 25 miles of your home, but if that dam failed your home could quickly become flooded.

If you haven't done so, I would advise that you check with your city to find out if you are located on a flood plain or not. If you are, then you may very well need flood insurance if you are a homeowner.

Another point that so many people don't realize, is that a homeowner's policy doesn't cover damage from a flood. By having a flood insurance policy you will be covered for all your personal property, replacement of all interior walls and the repair or replacement of your home's foundation. Without flood insurance this would all come out of your pocket.

The recent disaster in New Orleans and the Gulf Coast dramatically illustrates the important of home owner flood insurance. No one ever foresees it happening to them, but when it does, it is devastating.

Flood insurance gives you the peace of mind in knowing your home is covered in the event of a flood disaster. If there is even a remote possibility of this happening to your home, I would suggest checking out a flood insurance policy.

Why You Have to Film When You are Coaching Youth Football and How to Get Good Film

Game film is an invaluable tool when coaching youth football. This article will explain why and give your filmer some tips so the film that you do use, gives you the information you need to improve your youth football team.

First of all film never lies, it tells the truth and never makes mistakes. Unfortunately, much of the information we get from our youth football players is inaccurate, either on purpose to cover up a players mistakes, or everything is happening so quick out on the field the player just forgets or doesnt know. Youth Football Coaches and spotters are often either just watching the game instead of watching keys or they are keeping a close eye on their son only. These factors often leave a coach with just a partial picture of how his youth football team performed on game day.

Film has dramatically improved my coaching success and is the single biggest logistics coaching tool I use to improve my youth football teams.

Unfortunately, when most youth football coaches do get game film, it is often of little value. The dad or mom you have shooting the game often has the wrong angle on the shot or is just following their son on the play.

Here are some tips that help you get better shots that you can share with your filmer: Use a tripod.

Shoot from the grandstand side that has the down and distance chains facing the camera.

Make sure and start the shot as the players line up on the line of scrimmage. Many filmers shoot the football plays at the snap, which is very difficult for the coach when its time review the initial formations and schemes. You can easily fast forward or edit out any extra footage.

Have the focus set such that the entire formation both offense and defense are included in the shot. But make the shot is as tight to that formation as possible.

Set the camera up at least 10 rows up in the bleachers (the higher up the better) and at the midpoint of the stands.

If there are no bleachers, line the camera up on the sidelines at a 45 degree angle or so from the ball and shoot behind your teams offense and behind your teams defense. A good rule of thumb is about 15 yards behind the team and at an unobstructed angle.

Follow the ball.

Verbally announce the down, distance and field position if the shot does not make that readily evident.

Follow the team down the field even in the grandstand if the shot is not in focus from your location in the stands.

I didnt start getting film of my teams until 2003 and it was not great film. Our filmer was the grandparent of one of my youth football players. Grandpa often followed his grandsons play as any good grandparent would do, but the shots improved as the season wore on.

Of late Ive hired a local TV cameraman to shoot and edit our games. He has some youth football in his background and does an excellent job at about $120 per game that I pay out of my own pocket. He now knows our offense well enough that he rarely gets those poor shots where he is following a faker and the defense, while on the other side of the field one of our running backs is alone in the endzone for one of those untouched touchdowns.

At the first meeting of the season we explain the value of film to the parents and players, why we do it and have the parents and players sign releases. At seasons end everyone gets a professionally made season DVD that they all love. This saves the parents from having the hassle of filming every game for their own personal keepsake. If youve filmed games before, you know watching a youth football game and filming one is two different things, it really isnt much fun. Since we sell so many DVDs on this website, I can include the season DVDs as part of the players sign up fee and add just $5 to the fee to cover my costs.

The game film serves another very important purpose for the aspiring youth football coach. If your youth football players know you will be reviewing every game in depth and that film NEVER lies, they will often effort better towards whatever responsibility they have and standard you set. Every Monday I review my film observations with the team from prepared notes.

To me film is great, it is an invaluable tool every coach should try his darndest to get. It is especially helpful to the offensive line coach, as the tight formation often making it difficult to determine proper footwork and head placement. For the offensive coordinator, the film is a great tool to help you troubleshoot poorly performing plays, same for the defensive coordinator on his scheme breakdowns.

We also use game film to make weekly determinations of playing time. The film is given about a 70% weighting on playing time decisions for the following week.

On another note, Im a visual learner like many and very skeptical. Some coaches that sell youth football coaching materials on the internet never show you their teams results or film of their teams. Some in fact have never coached a single down at the youth level. At best, you may get a highlight reel from some. Anyone can put together a string of highlights even from a poor season, they prove very little. The Season DVDs I sell have every offensive drive of the game on them. The 2006 season DVD has every offensive, defensive and special teams snap. You see the good, the bad and the ugly. You see us scoring 3 touchdowns in the first quarter of 9 games is our 2006 season as well as the final snap of our OT playoff game loss. You see us play great, average and poor teams, you see no bad snaps leading to turnovers, nothing is hidden.

Maybe its because my wife is from Missouri, the Show Me State, but I want to see stuff working in action before I become a believer. If Im using someones system, putting my entire youth football season in someone elses hands, I want more that just some paper diagrams and theories. Anyone can scribble down some football plays on paper or even write an implementation manual, or develop a highlight reel. I want to see the system consistently blowing teams out on my TV screen in lots of real games and preferably over a number of seasons with different teams, like mine do.

I have had the unique experience of head coaching 14 different teams in Suburban, Inner-City and Rural areas, age 6-8 all the way up to age 13-14 in various leagues with a variety of different rules. I've also founded two different youth football organizations 90 miles apart, it gives me a unique perspective most youth football authors don't have.

Many coaches like to watch full games DVDs, not only as real proof the system works as advertised, but to see the coaching points in action. Many youth football coaches also like to see how we sequence our football plays and how we respond to particular schemes and techniques with different teams. I'm with you, that's what I would want if I was looking to buy a system and that's why we have the full game DVDs available for your review.

Youth football coaches that sell coaching items should be willing to show others full games or seasons to prove their theories and systems work. Seeing is believing and I want to see it in action for my money.

Tuning Up Your Bowling Technique - Picking Up Spares

Why bother to pick up your spares?
All too often, beginning bowlers overlook clearing their frames. They're just delighted to have knocked down any pins at all, and laugh as they shoot yet another obvious gutter ball down the alley.

Picking up spares is the one thing that even a beginner bowler can learn to dramatically improve their game. It can easily make the difference between a 110 and 180 average!

While strikes are an important thing to learn, for a beginning to intermediate level bowler, I advise this: Clear your spares and the strikes will come. You will beat most of the competition by simply clearing your frames.

Tools of the trade
Professional bowlers use a "spare ball". That being a regular, plastic ball they use solely for the purpose of picking up their spares.

Even if you have your own ball, try using one of the regular, plain-colored, plastic "house" balls to pick up your spares. They are drilled to roll perfectly straight, enabling you to better hit your target.

Ready... Aim... Bowl!
Take the time to learn how to effectively pick up your spares. Start by looking at your body posture and stance. The way you hold yourself makes a difference. When your wrist is straight yet relaxed and your arm flows smoothly and in a straight arc forward (not curving around your body and back) your aim will be more accurate.

The easiest bowling technique to knock down your spare pins is to aim the ball directly at them in a straight line. It's not the time to use your $300 hook ball; you want to minimize any spin.

Be sure to relax your wrist as you release the ball and it will roll smooth and straight. Take the time to practice picking up your spares every chance you get. Many experienced league and professional players practice by aiming for the 7 or 10 pin. This method allows them to see how the ball reacts to the effort of crossing the lane.

Practice, relax, concentrate and take your time when going after your spare. A moment taken to line up your shot and take a deep, relaxing breath will make all the difference.

A good rule of thumb is to aim your ball at the pin closest to you, striking it on the side opposite any other pins. Always start from the arrow to the left or right of whichever pins remain standing. Roll across the strike target at the pins you're aiming for and before you know it you will be picking up your spares!

What can stop your efforts to pick up spares?
There are a few instances in which your efforts may prove futile. If you know that you're doing the right bowling techniques but are missing your targets, one of the following culprits is usually to blame:

If your ball is too dull or dirty, it can roll early and use up all its energy instead of storing it up until it reaches the back-end. Pop it in the ball-polishing machine.

If your ball is consistently hooking early and slowing down on the back end, it could be the ball's surface. Again, use the polisher or have it buffed with very high-grade sandpaper.

If your ball seems to slip, or obviously moves funny at the same spot on a lane, it could be a divot, oil, or other flaw in the lane. Try a different lane and see if that helps.

If you've tried a new ball surface and a new lane and your ball is still hooking too early, move your feet a little to the left if you're right handed or right if you're left handed to compensate.

With just a little extra effort you can learn to improve your average and clear your frames. You will have a newfound appreciation for the sport, admiration of your teammates and the envy of your competitors once you've mastered the bowling tips and techniques to effectively pick up your spares.

Asset Protection And Fraudulent Transfer

There are thousands of individuals and companies that, through e:mails or via internet web sites, offer to help you protect your assets from creditors, ex spouses and or taxing authorities. Many of these individuals and businesses help you protect your assets by having you take actions that can or will put you in violation of the Uniform Fraudulent Transfer Act. This could, in the long run, not only end up causing you to lose the assets that you were trying to protect but also cost you additional money in court costs, attorney's fees or collection costs. Additionally, if you had a family member or friend help you, he or she could end up in court or having his or her credit harmed by having a judgment entered against him or her.

According to information provided by http://www.plan-my-estate.com an estate planning and asset protection resource web site, a Fraudulent Transfer aka Fraudulent Conveyance is a transfer which a debtor makes for the purpose of defeating a creditor's collection efforts against the debtor. This typically happens when, say, a debtor attempts to "sell" everything to his wife, cousin or business partner for $5 to keep his stuff out of the hands of his creditors. If the court figures out that the transaction is a sham to defeat the creditor, the court will set aside the transaction and make the person holding the assets give them to the creditor. Basically, Fraudulent Transfer Law is this: You can't do anything which would impair the rights of your unsecured creditors, if you do then the courts will simply ignore what you have done.

Many of these asset protection schemes involve transfering assets to someone you trust, a spouse, other family member, friend or a business that you form. As far as I can determin, if the creditor can prove that the transfer was done in order to avoid creditors, then under the Uniform Fraudulent Transfer Act the creditor has several remedies depending on the circumstances. These remedies can include causing a judgment to be entered against both you and the transferee, causing the property transfered to be attached or levied upon or causing a lein to be placed against the property. There are other remedies set by statute. The one thing that all of these remedies have in common is that you, the transferee or both of you could be held liable for the costs of obtaining and enforcing the remedy.

Note: Another thing to think about. Over the years I have been involved in numerous asset search and recovery matters where the person that the bank account, collectibles, stocks, bonds, real estate or other assets were transfered to ended up closing out, selling or otherwise transfering or encumbering the assets, leaving the original owner with nothing. No matter how much you trust someone today you never know what the future will bring.

Other services offer to set up a revocable living trust. They state that the assets then will belong to the trust and be protected from your creditors. As any competent attorney will advise you, this theory is completely false. Since the assets placed in the trust are yours and since you control the trust then you and the trust are the same thing and a creditor can go after any assets placed in the trust. While a revocable living trust may not be a fraudulent transfer, neither is it a way to protect your assets from creditors.

I am not saying that all asset protection companies are worthless or might get you into trouble. I assume that there are some excellent and knowledgeable asset protection companies out there. I just would feel safer getting advice directly from an attorney.

The best way to find out if your assets can be protected and if protecting them is worth the cost is to seek the advice of an attorney who specializes is asset protection, debt collection, estate planning or, in certain cases, bankruptcy law. In some cases the attorney will provide a free or low cost consultation.

Las Vegas Travel Guide, Things to Do in Sin City

Did you know Las Vegas is actually the biggest city to be founded in the 20th century? It also happens to be the vacation, shopping and gambling destination in the northern US.

One hundred years ago, the city emerged from the desert to become what is now a wonderland for whims, play, and surprises!

This desert city is also home to some of the most luxurious hotels in the world, The Bellagio ( Clooney and Pitt have stayed here), the Wynn Las Vegas ( has it's own Ferrari- Maserati dealership) and the Ritz- Carlton with it's 36 hole expertly designed golf course.

Las Vegas may be notorious for its casinos, pools, health spas and golf courses, or for those shot- gun weddings, but theres much more to this so- called Sin City!

Apart from the five- star restaurants, expensive buffets and luxurious casinos, its quite possible to have a bargain trip in Vegas. Head over to the Fiesta for a game for blackjack, with its betting limits as little as three dollars and single and double deck tables. Plus, many lounges are free.

The city is also heavily peppered with nightclubs. From the VIP action at Pure, to celeb- favorite Body English, its hard not to have fun when the sun sets in Vegas.

Enjoy a good feed at one of many great restaurants around the strip. Then chill out at a casino lounge, and watch the floor bustle. As the night grows older, head out for cocktails at Mix at the top of Mandalay Bay. Try the Stratosphere's Top of the World Lounge just before twilight to watch the city turn on from 100 stories up.

You can also alternate the partying and casino wildness with a quiet round of golf, some rock climbing or river rafting. Go ballooning, boating, bowling, mountain biking, or visit Siegfried and Roy's famous white tigers at the multi-million- dollar habitat at the Mirage.

If you tire of dry desert landscape, head to Azure, with it's 117,0000-gallon saltwater aquarium stage. Or fly over the magnificent Grand Canyon in a helicopter for a half a day. Go to Hoover Dam, Red Rock National Recreation Area, and the Valley of Fire.

In the mood for tying the knot, why not consider an Elvis- themed wedding in Vegas? You can even have your Las Vegas wedding broadcasted on the Internet for all your family and friends to hear and see free of charge.

The closest airport to Las Vegas is the McCarran International Airport. Its located just outside the city in the unincorporated Paradise CDP.
